Hi, I’m Eric.

I used cash-flowing rental properties to leave my corporate career at age 39, and now own 25 rental properties that cash flow over $100,000 per year.

I started Rental Income Advisors to help other people achieve their own goals through real estate investing. I have served as a private coach to over 100 clients starting their own journeys investing in rental properties, and have helped my clients buy over $30M (and counting) in real estate.

It’s true that there is a ton of stuff written on real estate investing. There are enough books, blogs, and podcasts to keep you occupied for a lifetime – but this is a blessing and a curse. Self-taught investors have to spend a LOT of time on their own learning, finding the specific answers they need, and separating fact from fiction.

Generally speaking, SFR (single-family residential) buy-and-hold investing is a stable, low-risk strategy that nonetheless offers outsize returns. Still, it’s entirely possible to make a big mistake that can sink your investment, and likely drive you away from rental properties altogether. So you definitely want to avoid that!

Market Evaluation

Many people feel more comfortable investing near home. But what if there are better returns available in less expensive remote markets? I help you weigh the pros and cons and evaluate ALL available markets, not just the one in your backyard.

Property Selection

Which neighborhood should you target? What’s your optimal price point? Just single-family homes, or should you look at a duplex? Older homes or newer construction? I help you navigate all these questions so that you pick properties that maximize your returns.

Financial Analysis

Knowing how to “Run the Numbers” is the most important skill a rental property investor has. I teach my clients how to do this the RIGHT way by accurately estimating rental potential, modeling all expenses, and creating realistic financial pro formas for their target properties.

The Buying Process

Even if you’ve purchased a home before, there are things that make buying a rental property different. I help you evaluate mortgages as a tool to increase your returns, read and respond to an inspection report , and get you to the closing table successfully.

Property Management

As a rental property investor, your property manager is your most important partner. They find and manage your tenants, collect rent, and supervise repairs. So it’s critical that you pick the right one, and know how to work with them. I make sure you do.

Performance Tracking

You don’t have to be an Excel whiz to understand how your investments are performing. I give you the tools and templates to track and monitor your investments over time, including proper record-keeping for tax time.

How does the coaching process work?

The basic premise of my coaching program is this: I will personally coach you through EVERY step of acquiring three rental properties.

All our work is 1-on-1, and you have unlimited access to me over the course of those acquisitions — so you can get all your specific questions answered, and get coaching that’s perfectly catered to your situation.

Here are the THREE major phases of my coaching program:

As your coach, I provide the following ongoing support to you as you purchase your first three properties:

  • Unlimited phone support and/or education

  • Unlimited support via email and text

  • Access to my library of documents and other training resources

I will be there every step of the way, to help you determine what market to invest in, what properties to select, how to secure financing, how to select a property manager, what to look for in your closing documents, how to handle accounting & bookkeeping, how to track your properties’ performance over time after you close — and much more.

How much does it cost?

Other coaches make you hunt around for their prices, or don’t list them at all so they can lure you into a call first. I’ve never liked those tactics, so I publish my prices right here, as clearly as possible, to help you make an informed decision about whether the program is right for you.

My fee structure is designed to be simple, transparent, and fair. It’s also designed to keep our incentives aligned: I make money when you achieve success.

My fees are $2,950 per property for each of the first 3 rental properties you buy after hiring me as your coach, plus a $2,950 initial payment, according to the fee schedule laid out in this table:

The first fee is due upfront when you start coaching. The subsequent fees are due after you close on each of your three properties.

The initial consultation is no-charge and no-commitment. If you sign the Coaching Agreement and ultimately decide not to invest in real estate, you can cancel the agreement at any time. If you decide to stop after one property, that’s all you pay me for.

My goal is to help people achieve success in rental property investing, and achieve a greater level of freedom and choice in their lives. I only make money when that happens.

So…is it worth it?

My past clients certainly think so.

As you’ve read in their testimonials (more of those below!), many of them see my coaching as the single biggest difference-maker in their investing journey. For others, it was the catalyst that finally got them off the sidelines and into the arena.

Still, there are certainly cheaper ways to learn about rental properties. You can read a book for $20; attend a seminar for $250; subscribe to an online course for perhaps $1,000.
