2025 is in the books! It started very tough, but a solid Q3 and Q4 helped to make up some ground. I’ll be publishing my full 2025 Report soon.
Very solid start to the new year in January 2026. Just one current vacancy looking to be filled, and no turns on the horizon (yet). Most lease renewals are in the spring and summer, so we’ll see how it goes.
NOTE: The reduction in expected monthly cash flow in 2026 reflects significant increases in both insurance costs and property taxes the I experienced in 2025. I expect insurance increases to be more muted going forward, and property tax adjustments are only made in Memphis every four years, so I’m good there for a while.
